This one compares what an Irish agency can actually buy in 2026, on the dimensions that decide the day: whether live auctions and website bidding happen inside the product, whether anti-money-laundering (AML) documents sit on the client record as you go, whether it is one system or an assembly, and whether it was built for this market or adapted to it.

- Logged as you work. Calls, emails, viewings, offers and bids are timestamped as they happen, and correspondence files itself against the right listing, so the PSRA audit trail exists by default rather than being assembled later.
- Opinionated for Irish agencies. It is pre-configured specifically for how Irish agencies handle private treaty sales and auctions. Because there is no custom schema to design, you skip the developer fees and are up and running immediately.
- Strict on compliance. Online bidders cannot get a paddle without AML approval, plus a held deposit where you set one, even ones you have known for years — estate agents are designated persons under the 2010 Act. You can still manually record phone offers.
On the five criteria above it is the only entry that clears all five — the others are strong on one side of the line or the other, and each is a different kind of product rather than a runner-up. How pricing works is published rather than a rate card: per-agency modules plus usage fees, including a per-listing charge when online bidding runs, with a written quote at the end of the first call. Acquaint CRM

Acquaint is a deep, mature CRM, and plenty of Irish agencies run it happily. The difference is architectural: its technical specification states that Acquaint requires a Microsoft Windows Operating System to run, its FAQ answers “Is Acquaint cloud based?” with “the software is loaded on to your desktop”, and the cloud option it offers is hosting for the data rather than for the application.
Sales, lettings, property management and client accounting in one CRM, developed by Bright Logic Limited in England and distributed, trained and supported in Ireland by 4Property. Its technical specification lists Windows desktop clients needing 1024Mb free for program installation and Microsoft Word on each machine, behind a Windows Server running Microsoft SQL Server — or, as an alternative, off-site hosting for the data.
Established sales-and-lettings agencies that want a long-standing incumbent with published per-licence pricing, and whose team works from fixed Windows desks in the office.
- Depth in lettings and accounts. Sales, lettings, property management and client accounting are all in the core product, with client ledgers and a list of balances you can hand to your accountant.
- Training, and a lot of it. “A few in-depth sessions” in its own words, each a full day, at the developer’s offices in Wallingford, England, or at yours, charged per head — with a separate Academy learning path for sales, lettings, admin and bookkeeping.
- Getting the office productive is a project, not an afternoon. Full days, one course per role, charged per head — and training can still be booked three months after it is installed.
- A Windows PC on every desk. Its FAQ lists Windows XP, Vista, 7, 8 and 10; its technical specification lists Windows 7, 8, 8.1, 10 and 11, with Microsoft Word on each machine and a Windows Server running Microsoft SQL Server behind them. On an Apple Mac, it says you buy a Windows licence and run a virtual machine yourself.
- The cloud option hosts the data, not the software. Its specification offers off-site data hosting and then notes that client PCs must still be running Windows 8.1, 10 or 11 — so the database moves and the installation stays. Mobile is Acquaint Anywhere, a companion product alongside your existing installation.
- No live auction, and bidding is a separate product. Online bidding is 4Bids, a 4Property product switched on as a module of the 4Sites website rather than a CRM feature. It is marketed for private-treaty bidding, and neither site describes running a live auction with an auctioneer and bidders in the room.

Property CRM

Property CRM is genuinely built for this market, and its compliance features are listed plainly on its own site. The gap is the selling: offers are entered manually by the agent, and for auctions its site points at Offr and BidNow.
An Irish CRM for estate agents, fully web-enabled and hosted inside Microsoft Azure per its site, from a team it describes as having over 35 years serving this market. Its features list covers sales and lettings pipelines, client and office account entries with reconciliation, and AML documentation storage.
Agencies that want an Irish incumbent with explicit PSRA and AML features, named local references and hands-on training, and are content for the bidding to run in a separate product.
- Compliance is explicit. PSRA tools, templated letters of engagement and AML documentation storage are listed features rather than something you assemble yourself.
- Irish-built and web-enabled. Its site says there is no server to maintain and the system runs on PC, laptop, tablet or smartphone.
- The classic integrations. It names Daft.ie, MyHome.ie and PropertyPal, alongside Offr, BidNow and DocuSign.
- Offers are entered manually by the agent. A buyer does not submit an offer on your website — it reaches the office by phone or email and is typed in afterwards.
- No live auctions in the product. Its site points to Offr and BidNow for online bidding, which means a second vendor and a second contract for the part of the sale with the money in it.
- No pricing published. Its site promises no upfront fees or hidden costs, but does not put a number on the page.
You keep the PSRA and AML rigour and gain bidding under your own brand — which takes the Offr or BidNow layer, and its contract, off the stack.
The transaction layer — it runs the offer, not the agency.
Offr does the bidding part well, on the agency’s own website, with buyers verified before they offer and contracts signed at the end. It is not a CRM, so the agency system underneath it is still yours to buy, run and pay for.
A Dublin-based, white-labelled client portal embedded into an agent’s existing website as the Offr button: private offers, sealed bids, online auctions, viewing bookings, ID and funds uploads, Stripe deposits and DocuSign signing. It sits alongside the CRM and the website you already run rather than replacing either.
Agencies keeping their existing CRM and website that want to add online offers and auctions on top of them, particularly at the larger end.
- Offers and auctions on your own site. Private offers, sealed bids and online auctions run under your brand, with competing offers compared side by side.
- Buyers verified before bidding. Its offers page says all buyers are verified, with proof of ID, funds and address uploaded through the button.
- E-signing at completion. Law Society Conditions of Sale signed and witnessed via DocuSign after the hammer.
- Not an agency system. It runs the transaction rather than the agency, so a CRM underneath it is still a separate subscription holding its own client record.
- The buyer lands twice. A buyer who registers and bids through the button is not thereby a record in your CRM — its homepage promises real-time integrations that keep yours updated, without naming one.
- Priced on enquiry, plus buyer-side fees. Its pricing page lists three plans, each on enquiry, and its terms provide for buyer-side registration and service fees set by the estate agent.
If Offr is the reason bidding works, the question is whether those bids should also live on the client record. With EstatePilot they do, and a buyer registers once.

- It depends which of the five criteria on this page matter most to you. If you want live auctions, bidding on your own website and the AML file in the same system as the CRM, EstatePilot is the only entry here that does all three. - Is Acquaint CRM cloud-based?

Cloud hosting is offered for the data, and the same page notes that even then the client PCs must be running Windows 8.1, 10 or 11. So the database can sit in a data centre while the application stays an installation on each machine — a different thing from a browser-based product like EstatePilot, where there is nothing to install on any device.

Also in the market
Reapit and Alto are the large platforms serving Britain, and both are worth a look if your processes and reporting run out of a head office there; neither shows Ireland-specific product or support on its site. iamsold is a different decision again — an auction service that works alongside the local agent on a no-sale-no-fee basis, rather than software you run bidding on under your own brand.
